Tips for Taking the Best Real Estate Pictures

Tips for Taking the Best Real Estate Pictures

It is said that the first impression is what counts and in the real estate sector, knowing that time is limited and there is a lot of supply in the market, having a property listing with good photos makes it stand out above the others, causing the sale to be made in a shorter time.

When we are looking for a new home, the first thing we see are the photographs. If the image that we see reflected fails to capture our attention, we will surely continue with our search, without even stopping to read the ad descriptions.

Secure your Best Property Deal in Panama

Get ahead by seeing the best, premium, un-listed properties available in the market. Get reached out now to find your best place in Panama!

On the other hand, if this image is attractive to us, we are more interested in the property, to know where it is located, read about the amenities it has, and if it meets our expectations, arrange a visit to said property with the real estate consultant.

So that you can make a difference and close the sale of your property quicker, we share these tips to take better photos for your property.

Clean and organize your home

One of the fundamental points is that the house is clean, tidy, and neat at the time of being photographed. It is important not to leave personal objects in view, remove picture frames, ornaments, clothes from the racks, etc. Potential buyers will imagine living in the property, therefore it is best that the decoration is as “neutral” or impersonal as possible.

Turn off the flash

Organize the photo session for the time of day when you can get the most out of natural light. Using flash can create shadows, unrealistic or dull colors, and unattractive glare. If you raise the blinds and open the curtains, the light that comes from outside will result in a more pleasing image to the eye, with greater detail, great brightness and the feeling of greater space.

Do not shoot against the light

When pressing the trigger button, make sure you are not facing the light source. A very common mistake is to take pictures facing the window, which results in a dark image with silhouettes and shadows. To avoid this, take care to position yourself so that the openings are behind you.

Set your camera in HD

Photographs taken in low definition often result in pixelated images where details cannot be seen. To obtain attractive photos, you must take them in high definition (HD) and not lower the quality when they are uploaded to the web.

Take wide frames

Ideally, the ad should have a photograph of each environment, but for this the entire room would have to be covered in one shot. If you shoot the camera from a corner or from the door, you will cover a larger portion of the area.

Take close-ups

If the property has details worthy of being highlighted such as quality fittings or special finishes, do not hesitate to highlight them by photographing them closely.

Pay attention to perspectives

To capture the true proportions of the property, place the camera at a medium height when shooting. An ideal height could be around 1.50 m from the floor.

Take pictures of the facade

It is very important that you photograph the front of the house or, in the case of an apartment, the front of the building and the entrance hall. The potential buyer will also want to see the facade of the property and the surroundings.

Now you know the tips to take the best pictures to sell your property; make sure to apply them and you will see that your ad will stand out from the rest, generating more interest and achieving a successful sale faster.
