Panama Investor Visa in 2026: The $200K Problem (in Real Estate)
In recent years, Panamanian government introduced an important policy for individuals looking to invest overseas and securing a 2nd residency, the Qualified Investor Visa (QIV). This residency program is a popular one in Panama particularly for those international buyers looking for a stable economy, dollarized market and a high quality standards of life.
This program which is also called for some the Golden Visa, is offers a fast route to permanent residence, doing all the paperwork in just a number of weeks, and it involves investing a certain amount either in the local stock market, in reforestation activities or in real estate. The latter one (real estate) has the lowest entry required amount compared to the other investment methods.

What are the requirements?

- Certified Check for B/5,000.00 in favor of the National Immigration Service (and

- Personal Background Affidavit Form
- Certification from the Public Registry showing ownership of a real estate, in the applicant’s name, with minimum value of USD 300,000 or; Local bank certification confirming that a fixed-term deposit account has been opened in the applicant’s name, in the amount of USD 750,000 or USD 500,000 invested in Panamanian Stock Market. Proof of direct investment in reforestation activities, for a minimum of USD 100,000 (for a temporal residency), shown by presenting a bank certification of the transfer of funds to a reforestation company, or investment of USD 350,000 in the same activity (for a permanent residency).
- Family dependents must prove the degree of kinship (birth/marriage certificate, etc.).
The recommendation is to apply through a Panamanian lawyer while in the country, as mentioned before, this visa can provide permanent residency directly (and faster than other traditional paths), and also it gives an opportunity to actively manage a real estate or a business in Panama.
The $200K difference in the real estate investment
Before mentioning which properties applies, it is important to address the most critical element in the visa program right now, which is the investment threshold amount.
When such program was launched, the minimum amount for real estate investment was $300,000 for a temporal period, and is expected to increase to $500,000. However, an executive decree (193) issued on October 2024 introduce some modifications, particularly the extension of the reduce amount ($300,000) until October 15, 2026, giving the opportunity to investors to still obtain residence under this lower amount.
In summary, if you are planning to utilize the $300,000 entry point, your investment must be finalized and your application submitted before mid-October 2026.
Which properties qualify?
The 1st path is through a pre-construction property, which is the most popular route, for example: unfinished residential or commercial units purchased directly from a reputable developer, and/or apartments, homes in new developments (city high-rises, beach communities, etc.).
The 2nd path is through existing properties, which is to buy something that you can move into or rent immediately, for this one, it applies any fully constructed residential or commercial property located within the territory of Panama, this includes a city apartment in Panama City, a beachfront unit in Coronado, a mountain home in Boquete, or a commercial property.
Other important rules:
- Every dollar of the required investment ($300k or $500k) must originate from outside of Panama. The person must be able to trace the funds from their foreign bank account to the recipient in Panama.
- The investor is legally obligated to hold ownership of the Qualifying Investment for a minimum of five (5) years.
- As for the ownership structure, there are some flexibilities, such as putting the property title under the personal name of the investor, or in the name of a Panama Private Interest Foundation (if the investor is the beneficiary or founder), or in the name of a Panama corporation, as long as the qualified investor owns 100% of the shares.
