Panama Investor Visa in 2026: The $200,000 (Real Estate) Issue

Panama Investor Visa in 2026: The $200,000 (Real Estate) Issue
November 1, 2026

In recent years, the government of Panama has introduced an important program for individuals looking to invest abroad and obtain a second residency: the Qualified Investor Visa (QIV). This program is particularly popular among international buyers who are seeking a stable economy, a dollar-based monetary system, and a high standard of living.

This program, sometimes referred to as a “golden visa,” offers a fast track to permanent residency—with the application process taking only a few weeks—and involves investments in the Panamanian stock market, reforestation projects, or real estate. Of these options, real estate requires the lowest entry threshold.

Compared to other immigration programs in Panama, this is one of the fastest options, since other pathways (such as professional or work visas) initially grant temporary status for several years before eventually leading to permanent residency.

Although this program is highly attractive to foreigners planning to purchase real estate in Panama, it comes with a complex set of rules—regarding what to buy, the required investment amount, and—crucially for 2026—exactly when the purchase should be made.

Who is this visa suitable for?

For those who wish to make Panama their home while also making an investment, the country offers several visa programs for investors—whether through real estate, business ventures, or bank deposits. These visas provide a legal path to permanent residency and allow individuals to establish economic ties through property ownership, business operations, or financial investments.

What are the requirements?

– 3 photos.
– Copy of passport.
– Certificate of good conduct.
– Medical certificate.
– A certified check for B/.5,000, payable to the National Treasury (plus B/.1,000 for each dependent).
– A certified check for B/.5,000, made out to the National Migration Service (plus B/.1,000 for each dependent).
– Personal Data Declaration.
– A certificate from the Public Registry confirming ownership of real estate in the applicant’s name valued at no less than USD 300,000; or proof of a fixed-term deposit in a Panamanian bank in the amount of USD 750,000; or an investment of USD 500,000 in the Panamanian stock market; or proof of an investment in reforestation in the amount of USD 100,000 (for temporary residency) or USD 350,000 (for permanent residency).
– For family members – documents confirming the family relationship (birth certificates, marriage certificates, etc.).

It is recommended to submit your application through a Panamanian lawyer while present in the country, as this visa grants immediate permanent residency—faster than other programs—and allows you to legally manage real estate or a business in Panama.

A $200,000 difference in a real estate investment

The most critical element of this program at present is the minimum investment threshold. When the program was first launched, the minimum investment required for real estate was set at $300,000 for a limited period, with the expectation that it would subsequently increase to $500,000. However, Executive Decree No. 193, issued in October 2024, extended the lower $300,000 threshold until October 15, 2026, allowing investors the opportunity to participate at this reduced investment level.

In other words, if you wish to take advantage of the $300,000 threshold, your purchase and the submission of your documents must be completed by mid-October 2026.

What kind of real estate is suitable?

The first option is purchasing property at the pre-construction stage—the most popular choice—which includes apartments and houses in new developments from builders, such as high-rise urban towers, beachfront complexes, and more.

The second option is the purchase of ready-to-use real estate: any fully constructed residential or commercial property in Panama that is immediately ready for occupancy or rental—such as an apartment in Panama City, a seaside home in Coronado, a mountain house in Boquete, or a commercial property.

Other important rules:

– The entire investment amount ($300,000 or $500,000) must originate from outside Panama and be traceable from a foreign bank to the recipient in Panama.
– The investor is required to hold the property for at least five (5) years.
– Ownership can be registered in the name of an individual, a private Panamanian foundation, or a Panamanian corporation, provided that the investor holds a 100% interest.

The $300,000 window will not remain open forever. With the program set to conclude in October 2026, now may be the best time to secure permanent residency at the minimum price point. You can contact us to find a suitable property and navigate the entire process.
